Part-time Housing Inspector
About the job
Under the direct supervision of the Section 8 Housing Choice Voucher Supervisor, performs NSPIRE housing inspections in accordance with HUD guidelines, Utah State Law and current lead-based paint regulations.
EXAMPLES OF DUTIES AND EXPECTATIONS:
· Schedules and performs HQS inspections for initial move in, biennial re-certifications, re-inspections of failed units, and requested special inspections
· Notify owners/managers, HCV participants, and office personnel of all failed items and time frame of compliance required by HUD and DCHA policies
· Become familiar and current with HUD and lead-based paint regulations
· Determine Rent Reasonable data and keep current in software program
· Oversee the maintenance of agency car through routine maintenance and services
· Provide excellent customer service to program participants and owners by explaining and consistently enforcing program guidelines and regulations
· Respond to inquiries, phone calls, and correspondence in a timely manner
· Communicate with participants and owners/managers as needed concerning failed inspections and condition of unit inspections
· Treat all participants and owners/managers with respect and non-judgment
Requirements
PREFERRED QUALIFICATIONS:
· Graduation from a standard senior high school or equivalent
· Two years of full time paid related experience and work related to job duties
· Valid Utah Driver’s License and be insurable under DCHA insurance plan
· Must be prompt and dependable
· Able to communicate effectively and solve problems related to participants and owners/managers
· Able to work independently with minimum day-to-day supervision
Knowledge of:
· Housing structures, plumbing, electrical, heating and lighting and basic housekeeping standards helpful
· Basis computer skills, including experience with Word and Excel
